Flipping Trailers for Profit

If your familiar with the concept of flipping real estate you know that it can be very profitable to find properties where the owner needs to sell quickly or that need some cosmetic work and flip the property to other investors or do an easy fixup and sell to retail customers for a nice little chunk of change.
Back in the day I used to buy and sell trailers, or mobile homes using this same concept. The easiest way to get started is to place ads in your local newspaper for ‘we buy trailers’ or something similar and sit back and let the phone calls come in.
Depending on what state you live in you probably don’t need to get a dealers license and some states allow you to sell a certain amount before you are required to be licensed.
Buying and selling mobile homes is similar to flipping cars…and you need to learn your local market to be successful.
Another option instead of straight flipping the trailer is to sell it on a note, or get a small down payment and the offer financing over a period of time…creating an instant cashflow stream. Do this several times and you have a nice passive income rolling in with not much work.
One other caveat here…you need to get friendly with local mobile home park managers and make sure they are ok with you flipping in their park. Many park owners will require that you pay the lot rent in advance or work out a system to insure that they get the lot rent paid, as that is their main concern.
